Before buying a house, you must learn how to observe the floor plan. The following are the common symbols on the floor plan:
01
House shape
Generally speaking, square apartments are the most popular because they have no blind spots for lighting, waste less area, and have a high room utilization rate. There are also some "weird" house types on the market, such as pistol houses, convex-letter houses, etc., which often have problems such as long aisles and many corners. They are not only unsightly, but also tend to give people a sense of oppression.
02
House layout orientation
The orientation of the house is very important, because the orientation is not only related to lighting, but also related to the view and scenery after moving in.
North facing: poor lighting, cool summer and cold winter;
Facing east: receiving sunlightThe time is short and the space ventilation is poor;
Southeast: Good lighting, but poor ventilation and prone to moisture;
South facing: the best orientation, sufficient sunlight, warm in winter and cool in summer;
Facing west: There will be trouble from the western sun, causing the house to be stuffy in summer;
Southwest: Although the lighting is good, it is also troubled by western sun.

Transparent house layout
Generally speaking, it is best to have a window on each opposite side of the house for ventilation. If not, it is okay to have adjacent windows. If there is only one window, the ventilation effect is relatively poor. Particular attention should be paid to small and humid places such as kitchens and bathrooms, which must have independent windows. It is not recommended to choose a house with a secret kitchen and secret guard.

Functional Partition
Functional partitions can be divided into: dynamic and static partitions, public and private partitions, and dry and wet partitions. These three partitions are necessary for each house type.
1. Dynamic and static partitions: Dynamic and static partitions refer to dividing the reception area and rest area:
①Moving area: The so-called moving area is a place where there are frequent activities, such as the living room, kitchen, dining room, etc. These places are generally close to the entrance door;
②Quiet zone: refers to the area for daily rest, such as bedrooms and study rooms. These areas are usually located at the innermost part of the apartment.
2. Public-private zoning: Public-private zoning refers to covering the line of sight between the private space, the entrance door, and the living room:
① Entrance door: The external direction should not be facing the elevator, and the internal direction should not be facing the bedroom;
②Between the moving zone and the quiet zone, it is best to have obstructions in the line of sight.
3. Dry and wet partitions: Usually found in bathrooms and kitchens, which are easily dirty and easily affected by moisture. They need to be separated from other areas. It is best to separate dry and wet areas!
05
Space size
In house layouts, bigger is not always better for some spaces, such as bedrooms. A bedroom that is too big will look empty and will also take up other spaces; but a room that is too small will not work, as the entire space will be smaller once the furniture is placed. The best ratio between the bay and the depth of a room is between 1:1 and 1:1.5.
